James Alfandre, a next generation developer of creative, human-scaled places is looking to develop ‘cool places’ in Olde Towne Gaithersburg, MD, crowdsourced (modeled by Wikipedia, YouTube) by the future tenants, store owners and patrons, and the most creative, progressive, entrepreneurial people in the Gaithersburg area. The amount invested, between $2 to $5 million, will depend heavily on the outcome and fruition of this 'beta community'.

This investment is for a future tenant base which will consist of diverse incomes, local indie businesses, and people who want to see a vibrant (ie a diversity of people enlivening the streets at day and night), authentic (ie local independents rather than chains), walkable (compact, mixed-use), beautiful (ie human-scaled/proportioned buildings, parking underground or behind buildings) downtown.

Think of an outdoor dining scene, live music venue, coworking site above, topped by attainably-priced lofts…

We will set a date for the first official beta community working meeting once the groupsite membership reaches 40, ideally 50.

Standard to beta communities, members receive profit sharing for their participation and contributions. Get the details here. As of 2007 here's the leaderboard:
